Over the years extensive ecology reports and surveys have been carried out over the whole of the Birchall Estate.
The 2019 approved masterplan 'footprint' without a golf course represents approximately 35% land use with the balance of the estate to comprise re-naturalised or managed landscapes.
PEAK Gateway will be realised in phases and through the leasing of individual plots to qualified operators and funders.
To facilitate this strategy up-to-date habitat reports and construction methodology statements will be carried out on a plot by plot basis.
In support of this the David Lloyd Reserved Matters Planning Approval CHE/19/00394/REM has a pre-commencement condition requiring the developer to provide an updated habitat report and a satisfactory construction methodology statement relevant to the plot before starting construction.
An application to satisfy a pre-commencement planning condition has been submitted to the local authority and the condition has now been discharged. Details of the application can be obtained from the local authority planning portal.
A Reserved Matters Planning Application for the continuation of the adopted highway access (A61 entrance) has been submitted to the local authority. The application has requested a similar ecology pre-commencement condition in the event the application is successful.
